Creating a Superior Show Sheet

So you have a listing and now need to create a show sheet. To create a great show sheet that buyers love, you need to do just a little extra work.

Everyone does a regular show sheet with info on the apartment (hard data), description, pics and floor plan and that is where people stop. In order to create the best possible show sheet you should go to page 2, the building policy and faq sheet. It will include answers to questions you ask the management agent. For example here is a sample of questions:

  1. Are there any assessments?
  2. Future assessments planned?
  3. Pied a terres allowed? (coops only)
  4. Pets allowed?
  5. Gifting allowed? (coops only)
  6. Co purchasing allowed? (coops only)
  7. Parents buying with non-working children?
  8. Sublet policy? (coops only)
  9. Any exterior work planned – pointing or the like?
  10. Maintenance History for past 2 years? (condos = common charges)
  11. Future maintenance increase? (condos = common charges)
  12. Flip tax? (coops only)
  13. W/D allowed in apartments?
  14. Debt to Income ratio – the board is looking for in a buyer? (coops only)
  15. Liquid cash board requires after DP and closing costs? (coops only)
  16. Bike Room? Wait List?
  17. Storage? Wait List? Cost?
  18. Does the board meet 1x per month to review applications or on a rolling basis?

When you get your answers you will create a 2nd sheet with both questions and answers from the management company. You can also add information on the distance to the subways, zip car access, grocery stores and other amenities.

The purpose of the sheet is to answer all questions for a buyer and that they have that information after they leave so they can refer to it after seeing multiple places.

    Since the zillow take over , the price to place a fsbo ad on Street Easy has now climbed to a high of 595 per month. Originally it was 199 per month. What we look to do here is create a base for FSB
