Q:How does No Brokers Please work?

A:By using professional broker consulting to help you get through the tough New York Real Estate marketplace, creating a centralized marketing platform for FSBO’s (similar to how Real Estate Brokerages sell listings), utilizing secondary advertising (Street Easy) and providing one convenient spot for all the access to resources you will need in the selling process. You have the flexibility to just use some of the services or all.

Q:Do I need any computer experience to use the site?

A:No, the site was designed to be used by people with little to no computer experience.
Q:What are the issues an individual FSBO faces that block success?

A:The general issues For Sale By Owner’s (FSBO’S) have is: a) a lack of centralized exposure to the right target market, b) understanding the selling and buying process, c) utilizing the tools of the trade in one’s favor and d) the most intimidating issue, the fact that FSBO’s are one person marketing alone; unlike brokerages which market many listings at once.
Q:How have you overcome these issues?

A:We have remedied these issues with No Brokers Please, by creating a unique Consulting Service that provides FSBOs with consulting throughout the process on every issue so they can sell their home easier and net more money.  We use the website to band FSBO’s together for power, provide marketing of the website and properties, which in turn creates a centralized marketing platform. We also provide you with consulting from a team of experienced brokers that have sold millions worth of properties.  Street Easy ads come with the Pro and Elite Consulting packages to further increase the marketing reach or you can purchase them al la carte with free membership.  No Brokers Please has a data feed with Street Easy so all your changes will be automatically updated on Street Easy.
Q:What makes this service better than just placing an ad or using a national site?

A:We provide experienced Broker Consulting throughout the process.  You get all the benefits from the broker experience without the 6% cost.  Nationwide For Sale by Owner (FSBO) websites doesn’t have the same effect as No Brokers please for many reasons. For one, they’re too spread out spanning the entire country and they don’t provide specialized information needed to sell a home in the NYC, Queens, and Brooklyn. Our marketplace can’t be handled by a one size fits all approach that the national sites employ. They also don’t get your property in front of qualified buyers for our specific area since they aren’t specified in their approach.   No Brokers please is a unique environment that specializes in the NYC Metro area only not the rest of the country. We know what it takes to sell your property by collaborating and designing this website with a professional who has sold millions of dollars of the Real Estate in the NYC Metro area. Our main goal is to give you the tools to succeed and to put you in contact with the right buyers 100% of the time. To supplement the process of selling we also offer everyone consulting from an expert who is currently in the marketplace selling homes successfully.
Q:How long will listing stay on the No Brokers Please?

Your listing will remain on the site until you remove it, or sell it. It is free to post to the site.

Q:Should I list my web page when I advertise outside of NBPNY.com?

A:Yes, you want to do this to create a centralized base for your operations and all secondary marketing should lead back to your No Brokers Please page for greater results.
Q:Can you help me with a marketing plan?

A:Yes, we have all the elements and a marketing plan inside the E-Book - Inside Secrets of a Professional Broker, which comes with your membership or you can purchase al la carte.  Also for any consulting customer we will help you create a custom plan and answer all your questions.
Q:Do I need to use Print advertising or other websites outside of the ones No Brokers Please suggests?

A:You might also want to augment your approach with some secondary sources of marketing. It is not in the quantity of places the ad appears but in the quality of the sites in terms of qualified buyers for your area. There are some secondary sources you might want to use like Street Easy and the New York Times. I would shy away from costly print advertisements as they generally don’t get a response to warrant the cost.

Q:How does the consulting work?

Once you sign up, just send us an email with any questions and our professional broker and staff will provide the answers the produce results so you can sell yourself with the support of a broker. We have access to all special brokerage databases and tremendous experience to help you achieve your goals. (Email is the only form of contact we will accept in order to keep your costs lower)

Q:Who posts information to my personal web page?

A:You control the text, photos, floor plan and home information provided on your personal web page within the site.
Q:Can I modify my posted property information?

A:You will receive a username and pass word which will enable you to modify your personal web page at any time you desire.
Q:What is board package service?

A:Co-op / condo sellers only, we offer a service where we can do the board package for you and your buyer.  This service comes with Elite membership and all other levels can purchase the service via the al la carte menu.
Q:Is there a contract or anything I need to sign?

No agreements to sign.

Q:Is this safe?

A:Yes – we have employed many safety pre-cautions to protect all information submitted to the website Such as SSL dynamic security protection and more.  We never share or distribute any information.
Q:Will my information be shared?

A:No information will be shared, sold or passed along to anyone. Never will happen!
Q:Where do I get the forms that you supply for selling and the E-book (Inside secrets of a Real Estate Broker)?

A:Depending on your package: the Free package – you will need to purchase these items; The Pro and Elite packages both come with these items.
Q:How do I sort Search results?

A:Just use the sort drop down menu. Also you can view as Thumbnails or as Thumbnails with text or in the Map view on the search results page.
Q:How will the forms help me?

A:They will help you to qualify buyers, provide a picture of their financials, show their ability of approval for a mortgage or board approval, keep track of the flow of buyers, and create professional show sheet
Q:How will the E-book help me?

A:The book will give you a detailed description of the many aspects of beginning the selling process to the closing of the selling process.
Q:How Do I upload photos?

A:Just go to the bottom of the post property page and utilize the photo button to select photos from your home PC. You will see a pre-view on the box on the right hand side of the photo.
Q:How many photos can I upload?

A:You get a maximum of 10 photographs to upload. You can use less if you so desire but 10 is the maximum. The photos should be saved on your PC so it can be uploaded to the site.
Q:Can I upload a floor plan?

A:Yes you can upload 1 floor plan per listing.
Q:Can I upload a Video?

A:Yes you can upload a video.
Q:What if I decide to take my property off the Market?

A:On the view account page, you need to select to edit your property list and then change the status to Draft (from Active). This status will stop your property from showing up on the website.  You can easily switch the status to active to put your listing back on the website.
Q:What if I have a signed Contract or it get sold?

A:On the view account page, you need to select to edit your property list and then change the status to Contract Signed or Sold. Contract signed status will remain on the website but alert viewers that you have a signed contract while Sold listings will be removed from the search results.
Q:What if I want to change a picture or text after I have activated my property?

A:Just login into your account with your username and password and then go to the edit property button next to your property that you previously posted. Click edit property button and you can edit any aspect you see fit. Once you are completed, you will save the changes and it will be reflected upon the website.
Q:How will the E-book help me?

Q:Can I work with Buyer's brokers?

Yes, the system was made to offer you flexibility to work with no brokers or buy side brokers. Either way you will still reduce costs and net more money. All you need to do is just specify in your ad text you are working with buy side brokers and offering a commission of X.

Q:Do I need to do anything special to sell FSBO (For Sale by Owner)?

A:No; Just a desire to have more money upon the sale.
Q:Will I get more money selling FSBO (For Sale by Owner)?
HIDE
A:Yes; you will not lose the 6% broker’s fee so you will get more money in your pocket. Remember your NET is more important than the total sales price. A broker may sell a home for more money than you but when he takes the 6% commission out of the gross amount the home owner’s net will be less than yours.
Q:What if I have questions or don’t know what to do while selling my apartment or house?

That is why we have the consulting aspect for members. Just shoot us an email and we will guide you through the process. (Email is the only contact form we will accept – no phone calls please). You can purchase a consulting package or just a month of consulting from the al la carte menu. (Elite and Pro package only good for 1 property per purchase)

Q:Should I use a professional photographer or just use my camera?

A:Use professional photographer, like VHT, for the best high resolution pictures. This will aide in the selling process and pull more buyers. (We have teamed up with Gotham Photography to get discounted packages for members.)
Q:What should I do for a floor plan?

A:

You can use our referral service where you have a direct link to The Floor Plan guy.  At Demsker Realty, he is our go to option for every floor plan we utilize for our full service customers.

Q:Is it important to stage my house or apartment?

A:Yes. You should do everything to make it the most pleasing to the senses.
